What is your cancellation policy?

The standard cancellation policy varies by length of stay. For stays under 28 nights: canceled up to 30 days prior to arrival, we’ll refund the full nightly rate and all fees (except for the booking fee); less than 30 days in advance, the nights are non-refundable. For stays of 28 nights or more: canceled up to 60 days prior to arrival, we’ll refund the full nightly rate and all fees (except for the booking fee); less than 60 days in advance, the nights are non-refundable. The rental rate for an early departure is non-refundable. A cancellation at any point prior to arrival may receive a refund for pet fees and cleaning fees.

What forms of payment do you accept?

Credit card only.

Can you hold my dates?

Unfortunately, no. Our properties are reserved on a first come first serve basis.

Can I request a cleaning during my stay?

For guests staying 2 weeks or longer, we can arrange for a mid-stay clean for an additional fee.

What do I do in case of an emergency?

Always dial 911 first in the event of an emergency (fire, accident, etc). Then notify Red Cottage.

What is the policy for refunds related to power outages?

Power outages are known to happen across the region, especially during inclement weather conditions. Should the home that you have booked lose power before your arrival we will kindly ask to delay your arrival until the house has regained power, and you will be refunded for any nights lost. If the home you are occupying loses power while you are onsite, please contact Red Cottage immediately so we can assist you. Please note that not all homes have generators. If the power outage leads you to end your stay early, you may be eligible for a refund for the unused portion of your reservation.

Are linens provided?

Yes, all linens are provided. Shampoo, conditioner, body wash, hand soap, laundry detergent, dish soap are also provided.

Is firewood provided?

Firewood is provided for the indoor fireplaces and woodstoves. It is not provided for the outdoor fire pits.

Are kitchen amenities included (cookware, silverware, etc)?

Yes, all properties are equipped with the basic essentials.

We have 12 guests but your property only permits 10, can we proceed with our booking?

Unfortunately, we are unable to exceed the maximum guest count for our properties. However, we would be happy to offer alternative options that could meet your needs.

Are your fees negotiable?

No. Fees are non-negotiable.

Is the water drinkable?

The water is potable at all Red Cottage properties, except for Falls Road where water is provided.

Can I bring an air mattress?

No. Air mattresses are not permitted.

Can I bring a tent/camp on the lawn?

No. Tents, campers, etc are not permitted.

Can I bring my ATV/UTV/Dirt bike (4-wheeler/side by side) or my guns to shoot?

No. ATVs, and other off-road vehicles, are not permitted. Weapons of any kind are strictly prohibited.

Is hunting permitted on the property?

No. Hunting is strictly prohibited on all Red Cottage properties.

I found some logs on the property and want to chop them for firewood for the fire pit. Is there an axe available?

No. Axes are not provided.

Do you provide charcoal for the charcoal grills?

No. Guests must supply their own charcoal.

We absolutely loved our time at this beautiful home! The house is decorated beautifully and we all slept so well and enjoyed the big yard, the pool, and the outdoor spaces for fires and meals.

The location is unbeatable — a 10 minute walk to downtown Manchester. The beds were very comfortable and the house was clean and well decorated. The backyard was perfect for our dog.
